Dubai Real Estate Monthly: Selective Momentum Across Prime Districts

Transaction volumes held firm through June while pricing diverged by district. Prime waterfront stayed resilient as emerging communities led on velocity.

Dubai's residential market moved through June with the same quiet confidence that has defined most of the year so far. Headline transaction counts were broadly flat month-on-month, but the story underneath the average was one of divergence: prime waterfront held its pricing while emerging communities did the heavy lifting on transaction velocity.

Dubai Marina and Palm Jumeirah continued to absorb demand at the top of the market, with branded and sea-facing stock changing hands at firm prices. Sellers in these clusters showed little urgency, and the spread between asking and achieved prices stayed narrow, a sign that pricing power still sits with the owner in genuinely scarce locations.

The more interesting movement was in the mid-market. Jumeirah Village Circle, Dubai Creek Harbour and Business Bay accounted for a disproportionate share of the month's unit sales, driven by off-plan launches with flexible payment plans. For yield-focused buyers, these districts continue to offer the most attractive gross returns in the city.

Our read for strategic buyers: the market is not moving as one. Treat "Dubai prices" as a fiction and underwrite at the district, and ideally the building, level.
